We'll help you prepare your home for market, guiding you on what to pack, what to leave for staging, what to tuck out-of-sight during showings. Occupied staging simply means that the Seller &/or their furniture is still in the home while the home is on market. Sometimes Sellers continue to live in the home while its on market, sometimes they'll move out, but leave some of their furniture that can be used for staging. We work with each situation and guide the Sellers, reducing the confusion and keeping them focused on goals and their target deadlines, while we prepare a staging design to showcase their home.
Our occupied staging process not only ensures your home gets decluttered, we'll provide beautiful photos for your home's marketing needs so it'll get noticed by Buyers.
Step 1 - Assess Home
Call us! We'll visit your home and talk with you and your Realtor to determine what your individual situation is and determine how staging could help market your home. You'll receive recommendations on which furniture, art and accessory items should remain in the home for staging day, and which items should be packed or purged. Of course, ultimately the packing and purging decisions are the Seller's and we adjust our staging designs based on what the Seller can or can't live without until the house is sold.
Step 2 - Preparing Property for Staging Day
From our initial meeting, the Seller is assigned cleaning, decluttering and repair homework. Their progress is checked periodically to ensure they're making progress and to answer any questions they may have. While the Seller is working on this, we work on their furniture layout, continuity of theme and flow, colors, showcasing their architectural features, focal points and securing additional furniture or decor as needed for staging day. We'll provide the Seller with the room layout using their furniture, and Seller moves their furniture accordingly.
Step 3 - Staging Day
On staging day we work with Seller to rehang their wall art according to the new layout. We also bring additional decor and accessories to fill in what's needed to balance the rooms to generate that "wow" factor and the final details for the photo shoot. While working with Seller, we discuss techniques to help them be "show ready" in 20 minutes whenever an Agent calls, and teach them how to make emotional connection points in their home for showings.
Step 4 - Photo Shoot
Usually performed the day after staging. Beautiful photos for your online or print marketing needs are included in our staging packages. We'll provide you a minimum of 25 interior and exterior photos of both staged and non-staged spaces of the home for your marketing needs for this listing. We do not include aerial photos.
Step - 5 - Contingent Contract
Notify us once you go into contingent or ratified contract and what your anticipated closing date is so we may schedule your destaging day for any decor you may have rented through us.
Occupied staging packages start as low as $650 for homes under 1,200 sf, and includes the interior and exterior photos for your mls and print media needs. Our DIY services ("walk-n-talk" consultation and/or written consultation) start at $185. Call us for more info!
