Vacant homes typically sit on market longer because they show as cold, dull or uninviting spaces that 90% of Buyers have difficulty imagining themselves living in.  Staging breaths warmth and life to vacant spaces, inspiring Buyers to fall in love and aspire to live there.  Buyers who can "see" themselves in the home are the ones motivated to submit offers.

Our vacant staging process not only ensures a great first impression and your home gets noticed, but coupled with right pricing, your home will get offers quicker and for stronger dollar than if it weren't staged.

OUR PROCESS

Step 1 - Assess Home

Call us!  We'll visit your home and talk with you and your Realtor to determine what's needed to get your house market ready.  We'll determine what furniture, art and accessories we'll need to make a great first impression for your Buyers.  If you contract with us, let us know if you have a repair budget and we'll provide you our recommendations on which repairs provide you the highest return on your repair dollars, and we include recommended paint colors if we recommend painting.

Step 2 - Preparing and Designing

Once we have signed contract and deposit, we begin our staging process which includes design, securing furniture and accessories, inventory sourcing, planning, booking, deliveries, continuity of theme and flow, layout, color, design showcasing and focal points.  We require Seller to have the home cleaned before staging day to ensure the home is market ready for the photo shoot and launch of the listing.

Step 3 - Staging Day

We bring everything needed to complete the staging and execute it.

Step 4 - Photo Shoot

Usually performed the day after staging.  Photos for your online or print marketing needs are included in our staging packages.  We'll provide you a minimum of 25 interior and exterior photos of both staged and non-staged spaces of the home for your marketing needs on this sale.  We do not include aerial photos.

Step - 5 - Contingent Contract

Notify us once you go into contingent or ratified contract and what your anticipated closing date is so we may schedule your destaging day.  

OUR PRICES

For homes under 2,800 sf, vacant staging costs can range between $1,000 to $2,000, depending on how many rooms are staged, what the buyer demographics are, and what the architectural demands of the home are.  Should you opt to leave the furniture and decor beyond the initial 60-day period, they are available as a monthly rental.  Call us for a no-cost proposal specific for your property's needs.
